USE THE SPACE PROVIDED FOR THE COUNTY RECORDER’S OFFICE:

(Create at least ten blank lines of space that the county recorder’s office can use to place a stamp. Most counties will have a stamp that indicates that a recorder looked at the document and will file it within the state’s county office. You’ll need space for this authorization so that the document can be administered in court. This stamp should include the name of the recorder, the state and county where the recording was issued, the time and date the stamp was issued, and the year marked with a serial number for quick document retrieval)

To make the Quit Claim Deed official, you’ll need the stamp. Since a Quit Claim Deed is primarily used for transferring property between family members who exchange money, the signers increase the risk of something going wrong. It’s in your best interest to have a recorder record your document just in case you need to appear in court.

Quit Claim Deed Form FAQ

  • A quit claim deed (also known as “no-warranty deed”) is a document that transfers the right of ownership of a property to another person without guaranteeing that the property doesn’t have legal claims, unpaid taxes, or other burdens. It is usually signed by family members or other people who trust each other.

  • To file a quit claim deed, start by downloading a form and filling it out. Next, get it notarized. Then, get the appropriate additional documents (Preliminary Change of Ownership Report, Documentary of Transfer Tax, Notice of Exempt Transaction, etc., if applicable). Finally, take it to your county recorder’s office to have it entered into the record.

  • After a quit claim deed is recorded it becomes official and the transfer of the property is registered. In some states it isn’t even required, as the deed becomes valid once it’s signed by the grantor and accepted by the grantee.
