Re: Roommate Eviction Notice

Dear [Tenant.FirstName],

This letter serves as a formal notice of eviction, as required by Florida Statutes §83.56 and §83.57. This notification informs you that your actions have violated the terms of your lease agreement. This agreement, dated (Lease Agreement Date), pertains to the Property at (Property Address) (the "Property").

This letter serves to inform you of the specific violations you have committed. It allows you to rectify the breach, if applicable, or to vacate the Property within the specified time frame.

(Provide a detailed description of the lease violation(s), such as failure to pay rent, unauthorized occupants or pets, or property damage).

Cure or Quit

If a curable violation occurs, such as non-payment of rent, the tenant can fix the breach. To rectify the offense, the tenant must pay the entire outstanding balance. This payment should include any applicable late fees.

The tenant has (Number of Days) days to pay, starting from the notice issuance date. The tenant must vacate the premises if they take part in an incurable violation, such as criminal activities. The tenant must adhere to the specified time frame below for leaving the premises.

Vacate the Property

Tenant must comply with a specified time to fix violation(s). This obligation is binding and causes compliance. The tenant has (Number of Days) days to leave the property from this notice. The tenant must follow the stipulated time frame for leaving the Property. They may face the initiation of legal proceedings to enforce the eviction. This could lead to the assessment of extra costs and fees against the tenant.

Removal of Personal Property

If you vacate the Property, either voluntarily or as a result of legal action, you are responsible for removing all of your personal property from the Property. Any personal property remaining on the Property after you vacate may be considered abandoned and may be disposed of in accordance with Florida law.

Service of Notice

This notice is being sent to you in compliance with Florida law, which requires that eviction notices be served either by personal delivery, by mailing a copy of the notice by certified mail, return receipt requested, or by posting a copy of the notice in a conspicuous place on the Property. By signing the return receipt or accepting personal delivery of this notice, you acknowledge receipt of this notice and the commencement of the time frame specified above for curing the violation(s) or vacating the Property.

Governing Law

This notice shall be governed by and construed in accordance with the laws of the State of Florida.

Entire Agreement

This notice represents the entire agreement between the parties concerning the subject matter. It supersedes all previous negotiations and understandings. Both written and oral agreements are included in this.

No Waiver

The failure of the landlord to enforce any provision of this notice shall not be construed as a waiver of such provision. This does not apply to any other provision. It does not affect the right of the landlord to enforce such provision or any other provision at a later time.

Please take this notice seriously and act accordingly. Please don't hesitate to contact me if you have any questions or need further clarification at (Your Phone Number) or (Your Email Address).
