This Rental Agreement (“Agreement”) is made and entered into on [Document.CreatedDate] by and between [Landlord.FirstName][Landlord.LastName] (herein, the "Landlord") and [Tenant.FirstName][Tenant.LastName] (herein, the "Tenant").

  1. Property: The Landlord agrees to rent to the Tenant the following property: (insert property address).

  2. Term: The term of this Agreement shall be (Number) months, beginning on (Start Date) and ending on (End Date).

  3. Rent: The Tenant shall pay the Landlord rent in the amount of (Dollar Amount) per month, due on the (insert specific day) day of each month.

  4. Security Deposit: The Tenant shall pay the Landlord a security deposit in the amount of (Dollar Amount) to be held as security for the Tenant’s performance of all obligations under this Agreement. The security deposit shall be refunded to the Tenant at the end of the tenancy, minus any deductions for damages or unpaid rent.

  5. Utilities: The Tenant shall be responsible for paying all utilities for the property, including electricity, gas, water, and any other services.

  6. Maintenance: The Tenant shall be responsible for maintaining the cleanliness and order of the property, and the (Landlord/Tenant — choose one) shall make all necessary repairs at the (Tenant/Landlord's) own expense.

  7. Termination: This Agreement may be terminated by either party upon (Number) days’ written notice.

Tips To Customize The Template

  • When co-signing a lease, all parties need to be listed as tenants. They must all sign the agreement before it’s considered legally binding.
  • While most rentals are paid monthly, you can change the payment term to per week, or bi-weekly.
  • The security deposit can be used by the Landlord to fix severe damages not caused by normal wear. This can include torn-up drywall or broken windows.
  • The utilities can vary and Landlords can decide to include or exclude them from the rent. Specify what (if any) is included and what is for the Tenant’s account.
