Exceptions to the 24-hour notice rule include:

  • Landlords can enter without advance notice in emergencies like a fire or a burst pipe. In that case, the landlord must inform you about the emergency, when it occurred, and who entered within 24 hours.
  • For requested repairs in writing, the owner has 7 days to make them without giving any notice. After 7 days, the regular 24-hour notice applies.
  • Both parties agree on less or no notice for a specific entry.
  • If an owner believes an occupant permanently moved out or abandoned the unit, they may enter it.

Guest & Pets Policy

  • Pet Charges: Owners cannot impose one-time, monthly, or other periodic charges based on an occupant’s pet ownership.
  • Pet Rules: Landlords can establish written rules concerning pet control, cleanliness, quantity, breed, and size.
  • Violation Charges: Owners can impose a charge if an occupant violates the pet agreement or any pet-related rules. However, the penalty for each violation must not exceed $50.

Security Deposit Regulations  

  • There are no set minimum or maximum limits for security deposits in Oregon.
  • Owners are obligated to provide occupants with a receipt for the security deposit.
  • Owners aren’t required to pay any interest accrued on their security deposit.
